Understanding VA Minimum Property Requirements
VA loans require properties to be safe, structurally sound, and sanitary. Here's what that means for environmental issues.
Mold & Water Intrusion
VA appraisers look for visible mold, water stains, and signs of moisture problems. Significant mold must be remediated. Attics and crawlspaces need proper ventilation.
Well Water Testing
Private wells require water testing for bacteria, nitrates, nitrites, coliform, and lead. Must meet EPA standards for potable water. This is mandatory, not optional.
Lead-Based Paint
Pre-1978 homes get scrutiny for chipping or peeling paint. Deteriorated lead paint must be properly addressed — usually sealing with two coats of non-leaded paint.
Asbestos
Undamaged asbestos materials are generally acceptable. But if asbestos is damaged or you're planning renovations, professional assessment and removal may be required.
Pest Infestations
Termites, wood-destroying insects, and fungus damage affect structural integrity. If found, treatment and repair are required before closing.
Radon
VA recommends radon testing, and some states require it. High radon levels require mitigation system installation.
Key point: The VA appraiser does a visual check. Environmental testing provides the lab data that confirms whether problems exist and documents their severity.

Mold Inspection
If appraiser notes water stains or musty odors, testing confirms whether there's actually a mold problem requiring remediation.
Lead Paint Testing
For pre-1978 homes with paint concerns. Confirms whether peeling paint contains lead and guides proper remediation approach.
Asbestos Testing
For older homes with suspected asbestos materials. Required if you're planning renovations that might disturb ACMs.
Post-Remediation Verification
After remediation is complete, independent clearance testing documents that problems are resolved — protecting your closing timeline.
