Understanding Mold in Oklahoma Homes

Oklahoma's climate creates perfect conditions for mold growth. Between humid summers, unpredictable storms, and tornado season flooding, moisture finds its way into homes constantly.

Common Types of Mold We Find

Cladosporium

Most common indoor mold. Dark spots on walls, fabrics, or wood. Indicates a moisture problem that's been present for a while.

Aspergillus

Found in HVAC systems, insulation, and water-damaged materials. Multiple species exist — lab testing identifies the specific type.

Stachybotrys

"Black mold" — gets the most attention but requires sustained water saturation. Typically from flooding or chronic condensation.

Penicillium

Often found on water-damaged materials. Spreads quickly. Blue-green color makes it recognizable.

Why Oklahoma Homes Are Vulnerable

Humidity: Summers hit 70-80% relative humidity. Indoor humidity above 60% creates ideal mold conditions.

Storm Damage: Hail, wind, and flooding introduce water where it doesn't belong. Even minor roof damage can create hidden moisture problems within 24-48 hours.

Older Construction: Many OKC metro homes were built before modern moisture management practices.

Post-Tornado Repairs: Rapid rebuilding after the May 2013 tornado sometimes meant moisture got sealed inside walls. We still find problems today.

My approach: Mold is serious, but it's not the end of the world. About 70% of the time, the situation is manageable with proper remediation. Your health, your susceptibility, and your comfort all factor into how far you need to take things.

When I Arrive

I show up on time, introduce myself, ask about your concerns, and listen. Most clients say "I think I have mold" or "I've been having health issues."

The Inspection (1-2 Hours)

Systematic walk-through: exterior check, interior inspection, moisture readings, thermal imaging, HVAC inspection, attic and crawlspace. You're welcome to follow along.

Why I Don't Do Remediation

Most mold companies make money when they find mold — and even more when they remove it. That creates a problem.

If the same company tests AND removes mold, they have a financial incentive to find more than what's there. And once they "fix" it, they're grading their own homework.

I can't do remediation. By design.

I'm the diagnosis. Someone else is the treatment.

After the Inspection: What Comes Next

If We Don't Find Mold

Good news — you have answers. Your report documents what we checked and any maintenance recommendations. Some clients are relieved; others want to explore air quality testing or other possibilities.

If We Find Mold

Your report includes remediation guidance. I explain what needs to be addressed and what proper remediation should include.

I give you a list of remediation companies — companies I don't work for, don't partner with, and don't receive referral fees from.

After remediation: Post-Remediation Verification confirms the work was done correctly. This is how you know it's actually fixed.

The Questions Everyone Asks

"Can we just clean it ourselves?" Sometimes. Surface mold on non-porous materials often can be. Mold in drywall or structural materials usually requires professional remediation.

"Do I have to throw my things away?" Usually not. Most possessions can be cleaned. Porous items that were saturated are harder to salvage, but most belongings are fine.

Mold Problems We See in Oklahoma City

The Water Heater Leak

A Norman homeowner noticed musty smell in their garage. Previous owner's water heater had been leaking for months. Mold had spread into the adjacent wall cavity — the new water heater covered the evidence.

The "Fixed" Roof

An Edmond family got their roof patched after hail. A year later, stains appeared upstairs. The patch had failed — water entering the attic for months. Mold had colonized insulation and decking.

The Flip House

A Moore buyer's pre-purchase inspection flagged "possible moisture in crawlspace." I found standing water, torn vapor barrier, and mold covering floor joists. Someone had laid new carpet right over it.

The HVAC System
