The boring-but-important stuff about working together.

The Short Version

You schedule an inspection. I show up, do my job, and give you an honest report. You pay me. We both go about our lives.

Everything below is the legal version of that.

Agreement to Terms

By scheduling an inspection or using this website, you agree to these terms. If you don't agree, that's okay—but you probably shouldn't schedule an inspection with me. No hard feelings.

Services Provided

TrueSight Environmental provides environmental testing and inspection services, including:

  • Mold inspection and testing
  • Indoor air quality testing
  • Asbestos testing
  • Lead testing
  • Water quality testing
  • Post-remediation verification
  • Property inspections

What I Don't Do

  • Remediation — I test and report. I don't remove mold, asbestos, or anything else.
  • Structural engineering — If your foundation is cracked, you need an engineer, not me.
  • Medical advice — I can tell you what's in your air; I can't diagnose why you're coughing.
  • Guarantees about the future — I report conditions at the time of inspection. Things change.

Scheduling & Cancellation

Booking

Appointments are booked through our online scheduling system or by phone. A booking confirmation will be sent to your email.

Cancellation Policy

  • 24+ hours notice: No charge. Life happens.
  • Less than 24 hours: $50 cancellation fee may apply.
  • No-show: Full inspection fee may be charged.

If I need to cancel or reschedule, I'll give you as much notice as possible and won't charge anything. That's only fair.

Access Requirements

For me to do my job, I need:

  • Access to the property at the scheduled time
  • Access to areas of concern (attic, crawlspace, basement, etc.)
  • Utilities on (I need to test HVAC systems, run water, etc.)
  • A clear path to work areas (I can't inspect behind a wall of boxes)

If access is restricted or conditions prevent a complete inspection, I'll note that in the report.

Payment Terms

  • Payment due: At time of service (unless otherwise arranged)
  • Accepted methods: Credit/debit card, Venmo, Zelle, check, cash
  • Invoicing: For commercial clients, Net 15 terms available upon request

Reports are delivered after payment is received. No payment games—you pay, you get your report.

Inspection Reports

Ownership

Once paid, the report is yours. You can share it with contractors, real estate agents, insurance companies, your mother-in-law—whoever you want.

What the Report Represents

The report documents conditions at the time of inspection. It's a snapshot, not a guarantee. Mold can grow. Water can leak. Conditions change.

Delivery

Reports are delivered electronically (PDF) within 24-48 hours of the inspection, depending on lab turnaround for any samples taken.

Limitations of Liability

Here's the lawyer-required part:

  • My liability is limited to the fee paid for the inspection.
  • I'm not responsible for conditions that weren't visible or accessible during the inspection.
  • I'm not responsible for conditions that develop after the inspection.
  • I'm not responsible for decisions you make based on the report (though I'll answer questions).

In plain English: I'll do a thorough job and give you accurate findings, but I can't see through walls or predict the future. I also can't control what happens after I leave.

Independence Guarantee

Per Oklahoma law (15 O.S. § 765.4) and my own ethics:

  • I do not perform remediation on properties I inspect.
  • I do not receive referral fees from remediation contractors.
  • I have no financial incentive to find—or not find—problems.

Disputes

If you have a problem with my work:

  1. Talk to me first. Most issues can be resolved with a conversation.
  2. Put it in writing. If we can't resolve it verbally, email me the details.
  3. Mediation. If we still disagree, we can try mediation before anything else.

Any legal proceedings will be governed by Oklahoma law, in Oklahoma County courts. But honestly, let's just talk first.

The content on this website is for informational purposes. It's not a substitute for professional inspection.

  • Don't copy my content without permission (it took a while to write).
  • Don't use the site for anything illegal.
  • Don't try to break the website (the spider I mentioned handles security).

Changes to Terms

I may update these terms occasionally. The "Last Updated" date at the top will change. Continued use of my services after changes means you accept the new terms. If I make major changes, I'll try to give you a heads up.
