If your home was built before 1980, yes. Asbestos was used in insulation, flooring, ceiling textures, and pipe wrap until the late 1970s. Lead paint was banned in 1978. Disturbing these materials without testing can release hazardous particles. Most contractors won't start work without clearance documentation.

A home inspection evaluates visible structure: foundation, roof, plumbing, electrical. Environmental testing investigates what you can't see: mold spores behind walls, asbestos in materials, lead in paint, contaminants in air or water. Most home inspectors aren't certified to test for hazardous materials β€” and most environmental testers don't evaluate structural systems.

I do both. Separately. When you need them.
